Why use an agent to sell your property?

Sellers who try to sell their homes without an agent are refered to as FSBO's (For Sale By Owner and pronounced as FISBO).  

There are companies who cater to FSBO's by providing lawn signs, websites and marketing materials to show their homes on the internet.  These companies have no obligation to the seller other than to provide pay for fee services and no obligation to provide accurate listing information to an unsuspecting buyer. 

Let's face it FSBO's want to sell their own home to increase their bottom line by cutting out the agency fees for selling their property.  This is a great plan for those very educated in the real estate market and have the fortitude to withstand the potential for legal issues, but it is not a practical solution for the majority of sellers.

Selling real estate is a complex and highly specialized field.  An agent will steer you clear of the many pitfalls, and generally can save you time and money.  In the long run your agent will probably sell your home for a better price and therefore put more money in your pocket than selling on your own.

The reality is that the majority of FSBO's give up after a few months and list with an agent.  Chances are during the same period of time, had they listed with an agent initially, they would have already sold their homes.
