Applewood Acres is situated north of the QEW and south of Dundas, between Cawthra Rd and Dixie Rd. To the north of this neighbourhood is Applewood Heights.
In the early 1950's G.S. Shipp & Son Ltd., purchased a 23 acre apple orchard, and started to build 700 homes in an area once known as Toronto Township. This development, called Applewood Acres was the largest housing project ever undertaken in Canada, and remained so for many years. Streets in the area are predominantly named after a variety of apples such as Melton, Russet and Snow.
As the area seemed so remote, the lender insisted that Shipp attach garages on all the models as surely, the buyers would have to own cars to commute the 20 minute drive to downtown Toronto. The models came on the market as bunglows and storey-and-a-half detached homes and were offered for as little as $14,500. All the homes featured a wood burning fireplace. Today, an original model without significant renovation in Applewood Acres would be valued about $500,000.
Homes in the area are affordable for first time home buyers and the bungalows are ideal for downsizing. The area is almost totally detached homes on ample sized lots. It is worth noting that the 2 storey homes coming on the market were probably originally built as a bungalow and somewhere along the line a second storey was added. This would be the same for side splits which have had an addition added over the garage. Newer construction as infill are generally being built as 2 storey homes.
New development in the Applewood Acres neighbourhood consists solely of tearing down and rebuilding or totally renovating an existing home.
In 2013 the average price of a home in Applewood Acres was $627,981. It is definitely a possibility to purchase under $600K if you are prepared to do a little updating. The wide variance in the price range reflects the selling prices of significantly upgraded or newconstruction versus original condition.
